Metro Mountain Appraisers Inc.: On The Cutting Edge of Appraisal Technology
At Metro Mountain Appraisers Inc., technology is the name of the game. We always research the latest in high-tech tools. We use the latest technology at our disposal to complete your appraisal without sacrificing quality or accuracy.
In recent years, appraisals have become more difficult than they ever have been before. We put quality first, but we know that turnaround time is always a plus since nobody likes to wait for results. So, we've simply optimized our routine processes to do more in less time. The appraisers that have regularly invested in new technology have been the ones able to consistently satisfy their customers with more accurate reports, better customer service and faster turnaround times.
In the past, the majority of orders arrived via fax and were confirmed with phone calls once we got back into the office. It might be hours before a client even knew if we could do the order. These days, when orders are entered on this website, we receive a text message on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
Innovating the Ordering Experience
At Metro Mountain Appraisers Inc. we understand it's all about "cycle time". We don't make you wait around for replies because we understand the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually reduce the amount of time needed for your appraisal.
Metro Mountain Appraisers Inc. is a pioneer in efficient data gathering
Gathering the data for an appraisal is an in-depth process. We spend quite a bit of time collecting the facts on the subject property and the local market data and trends. Once again, technology has stepped in to help Metro Mountain Appraisers Inc..
We've learned that taking notes traditionally, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using a program developed for our phones that even lets us sketch a floorplan right on site. And instead of using an old tape measure, a larger percentage appraisers are starting to use laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.
Using this technology allows us to ensure that your report is accurate, requiring fewer call-backs and revisions. Our goal is to save you time and money.
Here at Metro Mountain Appraisers Inc. we make sure you have ample ways to receive your report.
At a very minimum, you can expect us to deliver your final report electronically as a PDF. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot better than the old days before e-mail. But, we've even been able to innovate how you receive your report with this website.
Ever lost a file that was sent to you? Or have you ever had problems sending or receiving an e-mail because of the file size? We've come up with a solution for those problems, too. Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the best thing is that the file will be hosted on this site for 90 days. So if you lose the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.
Digital Workfile Technology
It would be great if appraisers could never have to think about an assignment again after writing and giving it to the client. However, appraisals are employed to show the condition of a property on the inspection date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.
To sum it all up, Metro Mountain Appraisers Inc. leverages our embracing of technology to improve service. We store every part of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we skip the paper file cabinets and only need our computer to recall precisely what that job was about.
These are just a few examples of how we use technology daily. Utilizing the right software, services, gadgets and gizmos allows the appraiser to save time without cutting corners and deliver a better product to you, our client.
